Real Estate Director - Western Europe

Logistic at full potential! GXO lease and operate over 600 warehouses across 13 countries in Europe totalling over 10.5 million square metres out of 930 sites globally totalling 18 million square metres. The different countries in Europe are split into three regions as set out below with managing directors for each business unit or vertical sector in the case of the UK / Ireland and a managing director in each country across Western and Central Europe. There is a small dedicated real estate team managing the UK and Ireland based in Northampton led by a Real Estate Director reporting into the VP of Real Estate who oversees all real estate matters across Europe. We are looking for an established

Real Estate Director

to be responsible for Western Europe. This role will report into the VP of Real Estate to oversee all real estate transactions in Western Europe, to support the regional senior management and the business development teams on all real estate matters to help drive business growth and profitability. This involves leasing existing warehouse space as well as build to suit projects and generally advising on all types of real estate matters. The main elements of the role include: New site acquisitions

– supporting the Business Development Teams and Business Units with property searches for the new customer contracts they are bidding on. This will involve the full process from initial search, lease term negotiations through to legal completion. Working with and managing external agents and legal advisors. This is probably constitutes at least 60-70% of the role including management of new builds as set out below Project management of new builds

– with limited warehouse market supply we anticipate more build to suit projects, both for standard ambient space as well as more bespoke requirements such as multi-temperature and heavily automated projects. We generally partner with top logistics developers on these projects and bring in external specialist legal, real estate and construction advisers as necessary. The role would be expected to source these opportunities through developing relationships with and working with country developers, to agree the commercial terms and oversee the projects and relevant advisers until the new warehouse is delivered to the operations teams Lease re-gears, renewals and extensions

– due to the short-term nature of many leases and the necessity to mirror customer contracts negotiating lease contracts and their financial and other terms will form an important part of the role. Working closely with the Business Units and legal team to ensure lease terms are back-to-back with customer commercial contracts Lease Rollovers

– provide budget figures to the Finance Department and Business Units for upcoming lease renewals to predict market rents for the following year. Appoint and manage the external advisors where necessary as well as negotiating these direct with landlords Lease Exits and sub-leases

– the portfolio is fast-changing and surplus sites are sometimes exited either at break or lease expiry if they are no longer needed for customers or the building has reached the end of its economic life. The exits require careful and timely planning to ensure the Business Unit is well informed of their obligations for exit. Manage the disposal of surplus sites. Appointing external agents and manage the marketing process for leasehold properties Landlord relationships/ communications

– provide advice to the Business Units and sites on repairs, alterations etc and seek approval where necessary from Landlords and negotiate with them on behalf of GXO to obtain the best terms What you need to succeed at GXO Commercial real estate experience, preferably in the logistics and industrial sector, with a minimum of 7 - 10 years professional experience. A chartered surveyor or similar qualification would be an advantage Strong commercial and negotiation skills, agreeing the best rental and financial terms, negotiating terms and leases, estimating capex fit out budgets. Understanding and keeping abreast of developments in the logistics real estate market across Western Europe and providing advice to the business accordingly in order to develop and adapt real estate strategy Fluent written and spoken English is a must and other languages will be a strong advantage, particularly French, German, Spanish or Italian Computer literate and good presentation skills; Word, PowerPoint, Excel etc. ability to understand and manage budgets and cashflows using Excel Full driving licence, region-wide travel is required with the role, typically 2 or 3 days per week spent visiting sites and meeting with property agents, landlords and GXO operational and business development personnel Good interpersonal skills – the role will involve dealing with senior business leadership and business development managers as well as senior personnel within landlord and fund management organisations, and so the ability to be confident, articulate and professional is important Personal Capabilities Project management skills: to be able to manage end-to-end all different activities High organisation skills: multiple activity set up Financial and commercial acumen: to be able to negotiate effectively Results driven and action oriented High resilience: to manage workload in a volatile and constantly changing market environment Role Location This role can be based out of any of the GXO European offices in: Eindhoven, Paris or Brussels but spending at least 2 days per week in a GXO office.
